Here, I will explain what land premium is and how to make the payment online on the Sewa Setu portal.
What is Land Premium?
Land Premium is the official conversion or settlement fee charged by the Revenue Department of Assam. When the government transfers public land to an individual's name permanently or upgrades a temporary lease (Eksonia) to a periodic lease (Myadi), you must pay a premium based on the government valuation of the land in that area.
How is Land Premium Calculated?
The premium rates differ depending on the location of the land:
- Rural Areas: The premium is relatively low, usually calculated as a small percentage of the zonal land value.
- Town and Urban Areas: The premium is higher, often calculated based on the market value of the residential or commercial category of the land.
Steps to Pay Land Premium Online
Once your application is approved by the Circle Officer, you will receive an SMS notification with a payment link. Follow these steps to pay:
- Visit the official portal: https://sewasetu.assam.gov.in.
- Log into your citizen dashboard using your registered mobile number.
- Go to "My Applications" and look for your Basundhara application entry.
- The status will show "Approved - Awaiting Payment", and a Pay Premium button will be active. Click on it.
- The system will display the calculated premium amount. Click on Proceed.
- Select the payment gateway (UPI, Canara PG, Net Banking) and complete the transaction securely.
- Once paid, download the Premium Payment Receipt and keep it safe. The circle office will issue your final periodic Patta within 7 days. That's it!
