If you own land jointly with other family members under a single shared Patta, you may face difficulties in selling your share or getting individual crop loans. To solve this, you must divide the land officially. This process is called Land Partition (locally known as Bhag-Batora or division of joint patta).

What is Partition of Joint Patta?
Partition is the legal division of a jointly owned land plot among the co-owners according to their respective shares. After partition, the old joint Patta is split, and the government issues a brand new, separate Patta (Periodic Patta) to each individual owner for their specific share of land.
Documents Needed for Online Application
Before applying, make sure you scan and save these documents as PDFs (under 2MB):
- Copy of the Joint Patta (Jamabandi document).
- Registered Sale Deed or inheritance proof showing your share.
- Up-to-date Land Revenue Receipt (Khajana receipt).
- Mutual Consent Agreement or No Objection Certificate (NOC) signed by all co-pattadars (optional but highly recommended to avoid disputes).
Steps to Apply for Land Partition Online
- First, visit the official Basundhara portal: https://basundhara.assam.gov.in.
- Click on the service named "Partition of Joint Patta".
- Log in using your mobile number and Aadhar OTP verification.
- Fill in your land details: Select District, Circle, Village, and enter the Patta number you wish to divide.
- Select the specific Dag numbers and enter the exact share area you want to separate.
- Enter applicant details (name, guardian, address) and upload the PDF documents.
- Review all information, accept the terms, and click Submit. Download your RTPS acknowledgment receipt.
Once submitted, the Lot Mandal will visit the plot, measure the boundaries, and mark the separate divisions. After the Circle Officer's approval, the joint Patta will be officially split, and your individual Patta will be issued online. That's it!
